Had really bad experience with apartment purchase.
As a first time buyer, I asked him if I have to really check everything in apartment if it works or not before buying. He said there are no issues with apartment and you don't have to really check it.
Broker needs to ensure that buyer has thoroughly investigated everything or atleast ask buyer if he has investigated everything before signing a contract.
He rushed me into signing the contract instead.
There is not even a single attempt to tell me that buyer has to do thorough... investigation before signing a contract.
Instead he said if something doesn't work, I need to report it in first week after moving in, which is utter false.
After moving in, I found issues in apartment and reported them hoping that seller will fix them as per brokers statements which I received earlier.
Nima has played neutral game from there on. Seller says it's the condition you have bought and you should have done thorough investigation before signing anything. It's the seller who has given me correct information after everything is done and not the broker.

For clarity, you attended the viewing prior to signing the contract and carried out your own inspection of the apartment. You also revisited the property on several occasions. This provided full opportunity to examine the condition and ensure that everything met your expectations before entering into an agreement.
During the contract meeting, the agreement was reviewed carefully,... including the buyer’s statutory duty to thoroughly investigate the property. This responsibility is fundamental under Swedish property law and cannot be transferred to the broker.
I was not informed by the seller of any ”hidden defects”, nor was I aware of any such issues prior to the sale.
The matters raised after move-in — including replacing a kitchen light, are generally considered part of normal maintenance in a pre-owned apartment. Regardless, I have guided you on the formal process for addressing concerns with the seller after completion.
As a broker, I am required to remain strictly neutral and cannot determine financial responsibility between the parties.
